Staging a property for sale helps make it more appealing to potential buyers, often leading to a faster sale and a higher selling price. I have photographed thousands of homes and I can tell you there is a huge difference walking into a staged home versus an empty property.

Here’s why staging matters:

First Impressions – Buyers form an opinion within seconds of viewing a property online (where most home searches start) and again within seconds of walking in. You want to present your home in a way that makes it look inviting and well-maintained.

Highlight Features – Professional staging shows off the home’s best features. Furniture is arranged to make the rooms feel spacious or to show off a great fireplace or built-ins.

Helps Buyers Visualize – Neutral decor and strategic furniture placement allow buyers to picture themselves living in the home. According to the National Association of Realtors (NAR), staging helps buyers emotionally connect. “Staging is about showcasing an engaging, move-in ready home that creates and emotional connection with the buyer.”*

Move in Ready – A clean, well-staged home sends a signal that the property has been taken care of. According to NAR, “More than a quarter of buyers are more willing to overlook property faults is a home is staged, according to NAR\s 2021 Profile of Home Staging”*

Improves Listing Photos – High-quality, well-lit staging makes photos stand out online, attracting more buyers to schedule viewings. which may in-turn create more competition for the property which is obviously a good thing.

Can increase the Sale Price – Staged homes often sell for more. According to the NAR Profile of Home Staging, “20% of buyers agents said that staging a home increased the dolor value offered between 1% and 5% compared to similar homes on the market that were not staged”**

Even minor staging efforts—like decluttering, depersonalizing, and adding fresh paint—can make a big difference in selling a home faster and at a better price.
